Professional Designations of a Truly Expert Team
All of our property managers are licensed through the Condominium Management Regulatory Authority of Ontario (CMRAO), and many hold one or more of the following designations:
CPM (Certified Property Manager) – Has advanced expertise in property operations, financial modeling, and asset performance strategy.
RCM (Registered Condominium Manager) – Has specialized knowledge in condominium law, governance, and corporate administration.
ACCI (Associate of the Canadian Condominium Institute) – Associates have a deep understanding of condominium management, legislation, and board support.
CCIM (Certified Commercial Investment Member) – Members have elite proficiency in commercial investment analysis, market evaluation, and financial structuring.
FRI (Fellow of the Real Estate Institute) – Fellows of the Real Estate Institute have acquired advanced skills and knowledge and met nationally-recognized business and ethical standards. This is a senior-level designation.

Ermidio Alves , Our President
Ermidio Alves serves as President of Coldwell Banker Real Estate Management Leaders, the pioneering Coldwell Banker-branded property management franchise in Canada.
With over four decades of experience in property management, real estate development and investment, Ermidio has successfully developed, restructured, managed, and sold thousands of condominium units across Ontario, Alberta, and Florida. His strategic approach to property management has consistently delivered value to condominium owners, investors and syndicates across diverse markets.
Ermidio holds several distinguished designations, including Certified Commercial Investment Member (CCIM), Certified Property Manager (CPM), Registered Condominium Manager (RCM), Fellow of the Real Estate Institute of Canada (FRI), and Professional Associate of the Canadian Condominium Institute (ACCI). These credentials underscore his commitment to excellence and leadership in the industry.
Bonnie Hatcher
Chief Executive Officer
Bonnie Hatcher – Residential Condominium Accounting – Bonnie graduated with High Honours from Sheridan College’s Business Administration Program with a major in Accounting.
Bonnie brings forth a wealth of knowledge, experience, loyalty and dedication from her employment with our firm for over 40 years, applying these values to Residential and Commercial Condominium Corporations, Real Estate Developments and Commercial Properties. Bonnie currently manages the accounting of our extensive Residential Condominium Corporation Portfolio.
Frank Parisi
Chief Financial Officer
Frank holds a Bachelor of Commerce in Accounting from York University, and has over 25 years of accounting, management, and corporate experience.
Bringing forth experience from holding various senior roles at small, mid-size and multinational organizations, Frank joined the company in 2021 handling predominantly Commercial and Industrial Properties, Retail Plaza’s, and Condominium Corporation portfolios.
Pedro Coelho
First Vice-President, Marketing & Real Estate Manager
Pedro’s path in property management started in 2014 working with both commercial, industrial, and residential properties. Pedro is a M.Sc. in Marketing Management and comes from a professional background of
International Sales.
Holding a General License by the CMRAO and an RCM – Registered Condominium Manager – designation by ACMO, in 2017 he took on
the company’s Marketing role and in 2022 became First Vice-President.
Teresa Aiudi
Executive Secretary
Teresa has been serving the condominium industry since 2020. Teresa joined Coldwell Banker Real Estate Management Leaders as an on-site property management assistant in 2020, and transitioned from a Limited Licensee to a General Licensee Condominium Manager in 2022.
Teresa is a Business Accounting & Computer Systems graduate of Toronto School of Business and hold 20+ years of past experience in Business Administration, and 10+ years of experience in a Senior Financial Support role.
